If you're considering buying or selling a detached home in a HOPA (55+) community in Pompano Beach, understanding the relationship between sales activity, available inventory, pricing, and marketing time can help put current conditions into perspective.

The July 2026 data reflects a relatively limited number of transactions, so individual sales can have a greater effect on short-term statistics. Even so, the overall indicators point to a generally stable market, with some signs buyers may currently have additional negotiating room.

Pompano Beach HOPA Detached Home Market Overview

There were 20 settled sales during the prior 7–12 months, 8 sales during the prior 4–6 months, and 10 sales during the most recent three months. The current three-month absorption rate is 3.33 sales per month, identical to the rate during the prior 7–12-month period and above the 2.67 sales per month recorded during the prior 4–6 months.

Active inventory has also remained remarkably consistent, with 21 active listings during the prior 7–12 months, 20 during the prior 4–6 months, and 20 during the current three-month period.

Months of housing supply declined from 7.50 months during the prior 4–6 months to 6.00 months during the current three months, which is also slightly below the 6.30 months reported during the prior 7–12 months. Based on these figures, inventory relative to the current sales pace has not materially expanded.

Understanding the Pricing Data

The median comparable sale price was $297,450 during the prior 7–12 months, increased to $315,500 during the prior 4–6 months, and then declined to $260,450 during the current three months.

At the same time, the median comparable list price moved from $315,000 to $307,450 and most recently to $321,000. In other words, recent closed-sale pricing moved downward while current asking prices moved in the opposite direction.

That disconnect is worth watching.

Marketing time has also increased. Median sales days on market moved from 51 days to 32 days and then to 133 days during the current three-month period. Median listing days on market currently stands at 194 days. This places current marketing and exposure time generally within the three-to-six-month range.

The analytics on page 2 also show considerable variation among individual transactions, reinforcing why the limited size of this HOPA segment should be considered when interpreting shorter-term price movements.

What This Means for Buyers

From a buyer's perspective, the increase to 133 median days on market combined with the decline in the most recent median sale price deserves attention.

That does not mean every seller will accept a discounted offer. Current median list pricing has actually increased to approximately $321,000. However, when properties are taking three to six months to sell, buyers may have more opportunity to negotiate than the asking price alone would suggest.

The key is to base an offer on the most relevant comparable sales for the specific property, rather than simply applying a percentage reduction to the list price.

If the comparable sales support your offer and a seller chooses not to accept it, there may be reason to remain disciplined. With approximately 3.33 homes selling per month and marketing times extending beyond four months, buyers do not necessarily need to chase every listing.

What This Means for Sellers

For sellers, pricing remains critical.

Approximately 10 homes sold during the most recent three months, or 3.33 per month. Buyers are still purchasing homes in this segment, but they are taking longer to make decisions, and the recent median closed-sale price has declined.

A seller who prices substantially above what recent comparable sales support may face an extended marketing period.

Rather than focusing solely on competing asking prices, sellers should pay close attention to what comparable properties have actually sold for, how long those properties were marketed, and whether competing listings are receiving meaningful buyer activity.

Appraiser's Perspective

From an appraisal perspective, I would characterize the Pompano Beach HOPA detached-home market as generally stable based on the overall combination of sales volume, absorption, active inventory, and housing supply.

The underlying data does not presently indicate a broad imbalance in inventory. Sales activity and the absorption rate are similar to earlier periods, active listings have remained near 20 units, and current housing supply is approximately six months.

However, two indicators warrant continued monitoring: the decline in the most recent median sale price and the increase in median sales days on market to 133 days.

Because this market segment has relatively limited transaction volume, I would not rely on one three-month pricing statistic by itself to conclude that the overall market is declining. Instead, individual properties should continue to be analyzed using the most comparable and relevant recent sales available.

Tom's Realtor Perspective

As a Realtor, I would approach this market differently depending on which side of the transaction I was representing.

For a buyer, I would pay close attention to listings that have accumulated substantial marketing time. I would analyze the comparable sales, determine what the property reasonably supports, and make the offer accordingly rather than being overly influenced by the seller's asking price.

For a seller, I would emphasize getting the initial pricing right. Buyers have demonstrated that they will purchase homes in this market, but the current marketing-time data also shows that they are willing to wait. When buyers have choices, an unrealistic asking price can result in a property remaining on the market while correctly priced homes receive the activity.

The numbers don't suggest that sellers cannot sell. They suggest that pricing discipline matters.
