Overall, the Pompano Beach detached home market remains stable with several encouraging indicators favoring sellers.
The total number of closed sales declined only slightly, from 315 sales during the prior seven to twelve months to 310 sales during the current six-month period, a difference that does not indicate a meaningful shift in overall demand.
One of the more encouraging trends is the increase in the absorption rate, which reached its highest level of the past year at 56.67 sales per month during the current three-month period. An increasing absorption rate generally indicates that buyers are purchasing homes at a faster pace.
Inventory has also increased, with active listings rising from 176 to 239, providing buyers with more available choices. Despite the increase in listings, the months of housing supply has remained relatively stable, ranging from approximately 3.35 to 4.44 months over the past year.
