Port St. Lucie Condominium Market Overview (No HOA or 55+ Communities)

The Port St. Lucie condominium market outside of HOA and 55+ communities remained generally stable as of July 2026. Sales activity increased during the most recent three-month period, while active inventory also increased slightly. Median sale prices remained generally stable despite normal month-to-month fluctuations, and marketing times continued to remain below 90 days.

Current market statistics indicate 39 closed sales during the most recent three-month period, compared with 35 during the prior four-to-six-month period and 62 during the earlier seven-to-twelve-month period. The absorption rate increased from 10.33 sales per month during the earlier reporting period to 11.67 and 13.00 sales per month during the most recent three-month period.

Active inventory increased from 47 active listings during the earlier reporting period to 51 and 61 active listings during the most recent three-month period. Even with the increase in inventory, months of housing supply remained relatively stable, ranging from 4.37 to 4.69 months, reflecting generally balanced market conditions.

Median condominium sale prices remained generally stable throughout the past year. The median sale price measured $179,450 during the prior seven-to-twelve-month period, $190,000 during the prior four-to-six-month period, and $170,000 during the most recent three-month period. Median marketing time remained below 90 days, measuring approximately 83 days during the current reporting period, while properties continued to sell at approximately 100% of their reported list prices. Foreclosure and short-sale activity remained minimal and was not a significant factor in the market.

Overall exposure and marketing periods for condominiums within this market segment are generally estimated at three to six months, depending on unit condition, location, pricing, building characteristics, amenities, and overall market competition.

Buyers currently have a healthy selection of condominium units available, providing opportunities to compare unit condition, floor plans, amenities, location, and overall value before making a purchase decision.

Although inventory has increased modestly, appropriately priced condominiums that are well maintained and updated continue to attract buyer interest.

The Port St. Lucie condominium market remains generally stable, although buyers have more available choices than they did earlier in the year.
