The Port St. Lucie detached home market within mandatory HOA communities remained generally stable as of July 2026. Active inventory increased during the most recent three-month period; however, buyer demand also increased, resulting in generally balanced market conditions.
Current market statistics indicate 594 active listings, compared with 475 during the prior four-to-six-month period and 402 during the earlier seven-to-twelve-month period. Despite the increase in available inventory, the absorption rate increased to approximately 123 sales per month, compared with 92 sales per month during the prior reporting period and 99 sales per month during the earlier reporting period.
Months of housing supply measured approximately 4.83 months, compared with 5.16 months during the prior reporting period and 4.06 months during the earlier reporting period. These figures indicate a generally balanced market supported by continued buyer activity despite the increase in available inventory.
Median detached home sale prices remained generally stable over the past year. The median sale price measured $450,000 during the prior seven-to-twelve-month period, $454,365 during the prior four-to-six-month period, and $449,000 during the most recent three-month period. Median marketing time remained below 90 days at approximately 70 days, while homes continued to sell at approximately 100% of their reported list prices.
Overall exposure and marketing periods for detached homes within Port St. Lucie's mandatory HOA communities are generally estimated at three to six months, depending on the community, property condition, updates, lot characteristics, homeowners' association fees, amenities, location, and pricing.
What This Means for Buyers
Buyers currently have a broader selection of homes within Port St. Lucie's HOA communities than they did several months ago. The increase in available inventory provides additional opportunities to compare neighborhoods, floor plans, amenities, homeowners' association fees, community features, and recent comparable sales before making a purchase decision.
Although inventory has increased, detached homes that are well maintained, appropriately updated, and competitively priced continue to attract consistent buyer interest.
