The Port St. Lucie HOPA (55+) detached home market remained generally stable as of July 2026. Active inventory increased during the most recent three-month period; however, buyer demand also remained active, supporting generally stable market conditions.

Current market statistics indicate 288 active listings, compared with 244 during the prior four-to-six-month period and 222 during the earlier seven-to-twelve-month period. Despite the increase in available inventory, the absorption rate increased to approximately 68.33 sales per month during the most recent three-month period, compared with 55.33 and 57.50 sales per month during the earlier reporting periods.

Months of housing supply remained relatively consistent at approximately 4.21 months, compared with 4.41 months during the prior reporting period and 3.86 months during the earlier reporting period. This indicates that additional inventory has generally been met by continued buyer demand.

Median sale prices remained generally stable over the past year. The median sale price measured $450,000 during the prior seven-to-twelve-month period, $452,500 during the prior four-to-six-month period, and $439,000 during the most recent three-month period. Median marketing time remained below 90 days at approximately 67 days, while homes continued to sell at approximately 100% of their reported list prices.

Overall exposure and marketing periods for detached homes within Port St. Lucie's HOPA communities are generally estimated at three to six months, depending on the community, property condition, updates, lot characteristics, amenities, association fees, location, and pricing.

What This Means for Buyers

Buyers currently have a healthy selection of homes within Port St. Lucie's active adult communities. The increase in available inventory provides additional opportunities to compare floor plans, community amenities, homeowners' association fees, property updates, and overall value before making a purchase decision.

Although buyers have more choices, appropriately priced homes in updated condition continue to attract consistent buyer interest.
