Singer Island Condominium Market Overview
Singer Island is one of Palm Beach County's distinctive coastal condominium markets, with properties ranging from smaller condominium units to larger oceanfront and Intracoastal residences.
Because of the diversity of condominium buildings, unit sizes, views, floor levels, condition, amenities, association fees, and individual building characteristics, broad Singer Island statistics should be viewed as indicators of overall market direction rather than as a measure of any individual property's value.
The July 2026 data presents an interesting combination: sales activity has increased while median sale prices have declined and marketing periods remain extended.
That combination is particularly important for both buyers and sellers.
Sales Activity Has Increased
A total of 52 condominium sales occurred during the prior 7–12 months, compared with 80 sales during the most recent six months.
The absorption rate has also increased:
Prior 7–12 months: 8.67 sales per month
Prior 4–6 months: 12.00 sales per month
Current 3 months: 14.67 sales per month
The current three-month absorption rate is the fastest of the periods analyzed.
This tells us that properties are selling. However, increased transaction activity does not necessarily mean that prices are increasing.
Inventory Remains Relatively Stable
Active condominium inventory has remained fairly consistent:
Prior 7–12 months: 92 listings
Prior 4–6 months: 89 listings
Current 3 months: 94 listings
Although the current period contains the most active listings of the three periods, the difference is relatively modest. I would therefore characterize available inventory as generally stable.
Months of housing supply has moved from 10.62 months to 7.42 months and most recently 6.41 months.
This reduction corresponds with the increased pace of sales.
Median Sale Prices Have Declined
Pricing is one of the more significant trends in the July data.
Median condominium sale prices moved from:
$1,062,500 during the prior 7–12 months
to $950,000 during the prior 4–6 months
to $847,000 during the current three months.
This represents a consistent downward movement across the periods analyzed.
Median list prices also declined to $752,000 during the current three months, compared with $835,000 during the prior 4–6 months.
Singer Island is also a seasonal coastal market, and July falls outside the primary winter season. Seasonality may therefore be one factor influencing current activity and pricing.
However, the continued movement in median sale prices is something both buyers and sellers should be watching.
Properties Can Require Extended Marketing Periods
Marketing time remains another important consideration.
Median closed-sale days on market increased from 128 days to 163 days and then 164 days across the three periods.
That equates to roughly five to six months for the typical closed transaction represented by the current data.
Active-listing DOM, however, moved in the opposite direction, from 211 days to 186 days and most recently 160 days.
Overall, buyers and sellers should be prepared for marketing and exposure periods that can extend approximately three to six months, depending on the individual property, pricing, condition, building, views, and other characteristics.
What This Means for Singer Island Condo Buyers
From a buyer's standpoint, current conditions may provide greater negotiating opportunities than existed during periods of rising prices and shorter marketing times.
Median sale prices have declined, median list prices have recently declined, and properties can remain exposed to the market for several months.
That doesn't mean every seller will accept a substantial discount. A renovated oceanfront unit with a particular floor level and view may behave very differently from another condominium elsewhere on Singer Island.
But buyers generally have time to analyze the property, review comparable sales, investigate the condominium association and building, and structure an offer based on the individual circumstances rather than feeling pressured simply because a property entered the market.
What This Means for Singer Island Condo Sellers
For sellers, pricing becomes particularly important in this environment.
Buyers have alternatives, and recent sales data indicates downward movement in median prices. A property entering the market substantially above what buyers perceive as current market value may experience an extended marketing period.
Sellers should also recognize that Singer Island is not one uniform condominium market. Unit size, floor level, ocean or Intracoastal views, renovations, building amenities, monthly association expenses and other property-specific factors can create substantial differences in value.
The objective should therefore be to price against the condominium units that actually compete with the property rather than relying solely on a broad Singer Island median.
Tom's Realtor Perspective
If I were representing a buyer in the current Singer Island condominium market, patience would be part of my strategy.
The data doesn't suggest that buyers necessarily need to chase every new listing. I would want to identify the right unit, analyze the most relevant comparable sales, investigate the condominium building and association, and determine where there may be room to negotiate.
If the numbers support an offer below the asking price, I would not be afraid to present it and allow the negotiation process to work.
For a seller, my strategy would be different: get the pricing right from the beginning.
With median sale prices declining and marketing periods potentially extending several months, beginning substantially above the market and repeatedly reducing the price later can work against a seller.
Appraiser's Perspective
From an appraisal perspective, the decline in median prices deserves attention, but the broad Singer Island statistics should not be applied mechanically to an individual condominium.
The analyzed market contains properties across a substantial price spectrum. Differences in condominium building, unit size, floor level, view, condition, renovations, amenities, association fees and other characteristics can materially influence value.
Additionally, condominium financial conditions, assessments and building-specific circumstances can affect individual properties. Those factors should be investigated on a property-by-property and association-by-association basis rather than assumed from the overall market statistics.
For valuation purposes, the most meaningful evidence remains recent competitive sales from the same building or directly competing condominium projects whenever sufficient data is available.
Bottom Line
The July 2026 Singer Island condominium market shows an interesting divergence.
Sales activity is increasing. Inventory is relatively stable. Months of housing supply has declined. Yet median sale prices have continued to move downward, and closed-sale marketing times remain extended.
For buyers, those conditions may create negotiating opportunities.
For sellers, they reinforce the importance of realistic pricing and understanding how their particular unit competes within the current market.
