All right, here we are — August 2026, and it’s time to get back down to business.

The August housing numbers are in, and I’m beginning another round of market updates across Southeast Florida. As we move toward the fall and winter months, these reports will continue tracking what is happening in individual markets throughout Martin, Palm Beach, Broward, and Miami-Dade counties.

Rather than relying solely on broad regional statistics, I analyze individual market segments to provide a closer look at the activity occurring within them. This update focuses specifically on detached homes in Stuart outside of 55+ (HOPA) communities.

Stuart Detached Homes – Non-HOPA Market Analysis

The Stuart detached-home market outside of 55+ communities continued to demonstrate stable overall conditions through August 2026.

Settled-sale activity increased during the current six-month period compared with the prior seven-to-twelve-month period, with 115 additional closed sales. Absorption remained relatively consistent with the earlier comparison period, although activity during the middle months of the analysis was more pronounced.

Active inventory also remained relatively consistent when compared with the prior seven-to-twelve-month period. Median sale prices moved upward during portions of the past year, although the broader pattern remained relatively stable. Median comparable listing prices also increased over the twelve-month period while remaining within a relatively consistent range.

Marketing periods declined from earlier levels. Current median days on market indicate that many properties are selling within approximately two to three months, which remains within a typical three-to-six-month marketing-time range.

Taken together, the data support an overall conclusion of a stable, active market for Stuart detached homes outside of 55+ communities.

For buyers, the current data reinforce the importance of being prepared before the right property becomes available.

Before beginning an active search, buyers should understand their financing, available funds, and borrowing capacity. When a property meets a buyer’s needs, there may not be unlimited time to analyze it and determine how to proceed.

For my buyer clients, I can go beyond simply sending listings. When appropriate, I can personally inspect and measure a prospective property, research competing sales, analyze the property in a comparable-sales grid, and provide a range for the buyer to review before deciding how to proceed.

I can also provide the comparable sales, active listings, and photographs used in the analysis so the buyer can review the same market information I considered.

I also want to understand the seller’s circumstances and reason for selling, when that information is available. That information can provide useful context when evaluating an offering and considering a negotiation strategy.

For buyers, the goal is not simply to find a house. It is to understand the property, understand the market, and be prepared to act when the right opportunity appears.

For Stuart Homeowners Considering a Sale

For sellers, current market conditions indicate that properties are moving, but pricing, preparation, and marketing remain critical.

My approach begins with walking through the property and identifying items that may be worth addressing before the home reaches the market.

When appropriate, I recommend considering a pre-listing home inspection so potential issues can be identified before a buyer discovers them during contract negotiations. The seller can then decide whether to make repairs, disclose the condition and price accordingly, or address the matter as part of an eventual negotiation.

The objective is to avoid unnecessary surprises after a contract has already been signed.

Marketing can include exposure through the MLS, Fulton Grace Realty’s marketing network, major real estate websites, professional photography, video, virtual tours, open houses, and targeted online promotion. Depending upon the property, traditional staging or virtual staging may also be considered.

Each property is different, so I would also want to walk through the home and determine what preparation and marketing strategy are appropriate before bringing it to market.

The objective is straightforward: prepare the property, understand the market, position the offering appropriately, and give buyers the information they need to act.

From an appraisal perspective, no single statistic establishes a market trend.

Settled sales, absorption, available inventory, months of housing supply, sale prices, listing prices, and marketing periods should be considered together when analyzing market conditions.

For August 2026, those indicators collectively support an overall conclusion of stable market conditions for the Stuart detached-home Non-HOPA segment.

The analysis also demonstrates why market trends should not be determined solely by whether prices increased or decreased during one period. Changes in sales volume, inventory, absorption, and marketing time provide additional context and should be considered together.

Individual properties within the same market may also perform differently. Location, site characteristics, view, condition, quality, gross living area, improvements, and other property-specific characteristics can influence buyer behavior and the competitive market for a particular property.
