Tequesta Detached Home Market – No HOPA | August 2026
The Tequesta detached-home market continues to show an interesting combination of relatively quick marketing times, limited housing supply and mixed movement among sales, inventory and pricing indicators.
For this August 2026 market update, I analyzed detached residential properties in Tequesta with No HOPA designation, using market activity through August 31, 2026.

Based on the available market data, I would characterize the Tequesta detached No HOPA market as stable with mixed indicators as of August 31, 2026.
Settled sales declined when comparing the current six-month period with the prior seven-to-twelve-month period. There were 46 settled sales during the prior six-month period, compared with 39 during the current six months. However, the most recent three months recorded 20 sales compared with 19 during the preceding three months.
Absorption followed a similar pattern. It declined from 7.67 sales per month during the prior seven-to-twelve-month period to 6.33 during the following three months before moving to 6.67 during the current three months. This indicates softer activity compared with the earlier period, but relatively consistent absorption during the current six months.
Inventory also provides mixed evidence. Active listings totaled 15 during the prior seven-to-twelve-month period, declined to 6, and then increased to 12 during the current three months. When the two current periods are considered together, there were slightly more active listings during the current six months than during the prior period.
Months of housing supply moved from 2.0 months to 0.9 months and then increased to 1.8 months during the current three months. Although supply has increased recently, it remains slightly below the level reported seven to twelve months ago.
Pricing requires additional interpretation because Tequesta contains a diverse collection of detached properties. Median sale prices were $900,000, $925,000 and $1,300,000 across the three reporting periods. Median list prices were $1,125,000, $1,175,000 and $1,028,750, respectively.
Those figures should not be interpreted as meaning that every Tequesta home experienced the same movement in value. Waterfront influence, view, site characteristics, gross living area, condition, quality, renovations and individual amenities can produce substantial differences between properties.
Marketing times remain relatively short. Median days on market for settled sales declined from 57 days to 47 days and then to 28 days during the current three-month period. Current active listings reflected a median marketing time of 59 days.
Based on the broader market evidence, a 0–90 day marketing and exposure period remains reasonable, with much of the current activity occurring within a shorter period.
No foreclosure or short-sale transactions were reported in the analyzed market between August 31, 2025 and August 31, 2026.
Taken together, the data does not demonstrate a consistent upward or downward pattern across all indicators. Stable with mixed indicators is therefore the most supportable characterization of the market based on the available data.

For buyers, this is a market where I believe it is important to stay involved and know what is coming onto the market.
Properties can sell relatively quickly. If you're a serious Tequesta buyer, you don't want to begin studying the market only after the property you like appears.
When we identify a property that interests you, that's where my appraisal experience becomes part of my approach as your Realtor. I can examine the relevant competing sales, analyze the individual property's characteristics, measure the home when appropriate, and develop an adjustment grid and supported market-value range.
That's particularly important in Tequesta because two homes with very different prices may not really be comparable. Waterfront influence, view, site, gross living area, condition, quality and amenities all have to be considered.
For sellers, pricing from the beginning matters.
When competing properties are selling within relatively short periods, you don't want to spend the first 60 days discovering that the market isn't supporting your asking price. By that point, buyers may begin asking why the property hasn't sold while other homes have.
My approach is to do the homework before the property reaches the market: analyze the individual home, study its most relevant competition and understand where it fits within the current Tequesta market.
In this market, I want my sellers playing offense—not spending the first 60 days discovering where the market was all along.
What This Means for Buyers and Sellers
Tequesta isn't a market where one median price tells the entire story.
For buyers, being prepared matters because appropriately positioned properties can move quickly. The individual property needs to be analyzed when it becomes available.
For sellers, the same principle works in reverse. Understanding the home's characteristics and its competition before establishing the asking price can help position the property appropriately from the beginning.
That is where my background in both residential appraisal and real estate sales comes together.
