I Didn’t Spend the Last 26+ Years Selling Homes. I Spent Them Valuing Them.
I entered the residential appraisal profession in 1998.
Since then, I have completed approximately 19,000 residential appraisals — and I’m still counting.
Many of those assignments have taken me up and down the Southeast Florida coast, through different neighborhoods, different property types, different price ranges, and different market conditions. I’m constantly seeing how buyers, sellers, lenders, agents, and the market itself react to real estate.
And a large portion of the appraisal work I handle is complex.
That matters.
Because residential real estate is not always cookie-cutter. Across the Treasure Coast and Southeast Florida, there are plenty of properties where a simple automated CMA or price-per-square-foot calculation does not tell the whole story.
Condition matters.
Quality matters.
Location matters.
Site characteristics matter.
Renovations matter.
Water influence can matter.
And the way comparable sales are selected, analyzed, and adjusted matters.
That is the background I now bring directly to buyers and sellers.
When appropriate, I may physically measure a property, analyze comparable sales, make market-supported adjustments, review market trends, and develop a range of value before my client decides what to offer or how to position a property.

But real estate is also part of my family history.
My grandfather, Thomas J. Dunphy Sr., built Tom Dunphy Realty in Northeast Philadelphia, and my grandmother Dorothy joined him in the business in 1958. The family real estate business continued through the next generation after his death.
So I’m not coming into real estate because it suddenly became fashionable or because I decided I wanted to chase internet leads.
It has been around me my entire life.
Now I’m bringing that history, more than 26 years of valuation experience, and a Philadelphia work ethic to Southeast Florida.
I relocated here in 2023. I’m still building my sales business, and I don’t pretend otherwise.
I don’t have hundreds of sales transactions to throw on a billboard.
What I do have is experience, persistence, valuation knowledge, and a willingness to prove what I can do one client at a time.
I’m not going anywhere.
I’m in it to win it.
I’m Philly tough, and I’m bringing that mindset to Stuart, Martin County, the Treasure Coast, Palm Beach County, and Southeast Florida.
