Villas at Sunset Trace at Martin Downs, Palm City Real Estate Market Update — August 2026
Villas at Sunset Trace at Martin Downs is a residential community in Palm City offering attached residences within the larger Sunset Trace community. For buyers and sellers considering the neighborhood, understanding what is happening with sales activity, inventory, pricing and marketing times can provide useful context before making a decision.
The following analysis is based on Martin County REALTORS® of the Treasure Coast MLS data through August 31, 2026.
Living in Villas at Sunset Trace at Martin Downs
Villas at Sunset Trace is part of the guard-gated Sunset Trace community in Palm City. The community includes attached villas and townhome-style residences and provides residents with recreational amenities including two community swimming pools, tennis/sports courts and a playground.
Its Palm City location also provides convenient access to Martin Downs Boulevard, shopping, restaurants and major transportation routes.
For buyers and sellers, the attached nature of the residences and differences in location within the community, condition, updating and views are among the characteristics that should be considered when comparing one property with another.

The total number of settled sales increased over the current six months when compared with the prior seven to twelve months.
There were 19 settled sales during the prior 7–12 months, 18 during the prior 4–6 months and 13 during the current three months. Therefore, the current six months produced 31 settled sales compared with 19 during the preceding six-month period, an increase of 12 transactions.
The absorption rate was 3.17 sales per month during the prior 7–12 months, 6.00 during the prior 4–6 months and 4.33 during the current three months. Although the current absorption rate has declined from the prior 4–6 months, it remains above the level reported during the prior 7–12 months.
Inventory and Housing Supply
The number of active comparable listings was 15 during the prior 7–12 months, 11 during the prior 4–6 months and 11 during the current three months.
Current active inventory has therefore remained unchanged from the prior 4–6 months and is below the 15 listings reported during the prior 7–12 months.
Months of housing supply moved from 4.74 months during the prior 7–12 months to 1.83 months during the prior 4–6 months and 2.54 months during the current three months. Supply has increased from the prior period but remains below the level reported during the earlier portion of the analysis.
Sale Prices and Marketing Times
Median comparable sale prices were $260,000 during the prior 7–12 months, $236,450 during the prior 4–6 months and $243,000 during the current three months.
The current median has increased from the prior 4–6 months but remains below the $260,000 reported during the prior 7–12 months. Considering the relatively narrow movement in pricing and the available market evidence, I would characterize pricing as generally stable.
Median comparable sales days on market moved from 104 days to 33 days and then to 65 days. Current marketing time has increased from the prior 4–6 months but remains below the level reported during the prior 7–12 months. Seasonal influences should also be considered when interpreting shorter-term changes in market activity.
Median comparable list prices were $260,000, $255,000 and $259,900, indicating relatively stable asking prices.
Median comparable listing days on market were 106 days, 106 days and 84 days. Current listing marketing time has declined from the prior periods.
The Sales Price Trend on page 2 provides additional perspective. The analysis covers market activity from July 27, 2025 through July 30, 2026 and indicates a price range of approximately $196,197 to $285,159 as of August 31, 2026.
Distressed transactions have had little influence on settled sales. Of 50 closed sales during the past 12 months, none were reported as foreclosures or short sales. One of the 11 active listings as of August 31, 2026 was identified as a foreclosure or short sale.
Appraiser’s Market Conclusion
When all of the available market evidence is considered, I would characterize the Villas at Sunset Trace at Martin Downs residential market as stable with increasing indicators.
Settled sales increased by 12 transactions when comparing the current six months with the preceding six-month period. The current absorption rate remains above the prior 7–12-month level, active inventory is below its earlier level, and current housing supply remains below the 4.74 months reported during the prior 7–12 months.
At the same time, median sale and list prices indicate generally stable pricing, while current marketing times remain within a range that indicates continued market activity.

For Buyers
If I were representing a buyer in Villas at Sunset Trace, I would want them paying attention when a property that meets their needs comes on the market.
Median sales marketing time was 33 days during the prior 4–6 months and is currently 65 days. That doesn't mean a buyer needs to rush into a decision, but it does mean we should be prepared to look at a property when the right one becomes available.
If my buyer likes it, that's when I do what I do.
I analyze the relevant sales, look at the differences between the property and its competition, and develop a market-supported value range. I go through that analysis with my buyer, and they decide what they want to do.
If they want to make an offer, we make the offer. If they don't, we move on. If we don't get that property, we keep looking.
The goal is not simply to buy a property. The goal is to find the one they want at numbers they are comfortable with.
For Sellers
If I were representing a seller in Villas at Sunset Trace, the first thing I would want to do is see the property.
The current data indicate that properties are moving within the neighborhood, but determining where an individual residence should be positioned requires more than looking at the neighborhood's median sale price.
I would inspect the property, look at its condition, updating, location within the community and other relevant characteristics, and then compare it with the sales and current competition.
From that analysis, I would develop a market-supported range and review it with the seller. Then we would make the decision together about how we want to position the property when it goes on the market.
Pricing matters. The objective is to understand where that particular property fits within the Villas at Sunset Trace market before deciding on a listing strategy.
What This Means for Buyers and Sellers
The numbers provide the neighborhood context, but an individual real estate decision ultimately comes down to the individual property.
For buyers, that means understanding how a property compares with the sales before deciding whether and how to make an offer.
For sellers, it means understanding how their residence compares with both recent sales and the properties competing for buyers today.
That is where my appraisal background becomes part of my approach to real estate representation: not simply looking at what sold, but analyzing why one property may sell differently from another.
