Wellington Condominium Market Overview
The Wellington condominium market remained generally stable as of July 2026. Buyer demand strengthened during the most recent three-month period while available inventory also increased. Despite a decline in median sale prices during the current reporting period, housing supply remained balanced, marketing times improved, and condominium units continued to sell at approximately 100% of their reported list prices.
Current market statistics indicate 45 active condominium listings during the most recent three-month period, compared with 35 during the prior four-to-six-month period and 28 during the prior seven-to-twelve-month period. Buyer demand strengthened throughout the reporting periods, with the absorption rate increasing from 4.50 sales per month during the earlier reporting period to 5.00 and 7.00 sales per month during the current reporting period. As a result, months of housing supply remained relatively balanced at approximately 6.43 months.
Median condominium sale prices reflected normal market fluctuations. The median sale price measured $365,000 during the prior seven-to-twelve-month period, $374,900 during the prior four-to-six-month period, and $312,500 during the most recent three-month period. Given the relatively limited number of condominium sales, these price changes should be interpreted with caution and do not necessarily indicate a long-term change in market direction.
Median marketing time improved substantially during the past year, declining from 83 days during the earlier reporting period to 40 days, before measuring 57 days during the current reporting period. Properties continued to sell at approximately 100% of their reported list prices, and no foreclosure or short-sale activity was reported during the past twelve months.
Overall exposure and marketing periods for condominiums in Wellington are generally estimated at three to six months, depending on unit condition, community amenities, association fees, location, pricing, and overall market competition.

Buyers continue to benefit from a wider selection of condominium units as inventory has increased. This provides additional opportunities to compare communities, monthly association fees, amenities, unit condition, and recent comparable sales before making a purchase decision.
Well-maintained condominiums that are competitively priced continue to attract buyer interest.
