Wellington Detached Home Market Overview

The Wellington detached home market remained generally stable as of July 2026. Buyer demand strengthened during the most recent three-month period while available inventory increased moderately. Median sale prices remained generally stable, marketing times improved, and housing supply continued to reflect balanced market conditions.

Current market statistics indicate 286 active detached home listings during the most recent three-month period, compared with 231 during the prior four-to-six-month period and 186 during the prior seven-to-twelve-month period. Although inventory increased, buyer demand also strengthened. The absorption rate increased from 52.83 sales per month during the earlier reporting period to 53.33 and 73.67 sales per month during the most recent reporting period. As a result, months of housing supply remained balanced at approximately 3.88 months.

Median detached home sale prices remained generally stable over the past year. The median sale price measured $735,000 during the prior seven-to-twelve-month period, $782,500 during the prior four-to-six-month period, and $785,000 during the current three-month period. Median marketing time improved significantly from 72 days to 36 days, before measuring 38 days during the current reporting period. Properties continued to sell at approximately 100% of their reported list prices, while foreclosure and short-sale activity remained minimal and was not a significant factor in the market.

Overall exposure and marketing periods for detached homes in Wellington are generally estimated at three to six months, depending on property condition, location, neighborhood, equestrian amenities, lot characteristics, pricing, and overall market competition.

Buyers continue to have a good selection of detached homes throughout Wellington despite increased buyer activity.
