Wellington Detached Homes — No HOPA (No 55+) Housing Market — August 2026

The Wellington detached-home market outside of HOPA (55+) communities continues to show substantial transaction activity, while the latest data also point to expanding inventory. When the indicators are considered together, I would characterize the market as stable with mixed, but primarily increasing, indicators.

The current six-month period produced 380 settled sales, an increase of 91 sales compared with 289 sales during the prior 7–12-month period. More recently, 186 sales occurred during the current three months compared with 194 during the prior 4–6 months, indicating that transaction volume has remained relatively consistent between the two most recent periods.

The absorption rate increased from 48.17 sales per month during the prior 7–12 months to 64.67 during the prior 4–6 months and remained relatively similar at 62.00 sales per month during the current three months. This indicates that buyers continue to absorb available detached-home inventory at a relatively consistent pace.

Inventory, however, has expanded. Active listings increased from 184 during the prior 7–12 months to 198 during the prior 4–6 months and 259 during the current three months. Correspondingly, months of housing supply increased to 4.18 months, compared with 3.06 months during the prior 4–6 months and 3.82 months during the prior 7–12 months. The current figure represents the greatest supply level among the three periods analyzed.

Some of that movement should be viewed in the context of seasonality, as Wellington is presently outside its primary seasonal period. Even with the additional inventory, the market remains within an approximate three- to six-month supply range.

Pricing indicators remain relatively consistent. The median comparable sale price was $740,000 during the prior 7–12 months, $770,950 during the prior 4–6 months, and $757,000 during the current three months. Median comparable sales days on market declined from 72 days in the earlier period to 34 days during each of the two most recent periods.

Median comparable list prices have moved from $1,071,420 to $1,184,500 and most recently $1,250,000, indicating an upward movement in asking prices over the periods analyzed. The median sale-to-list-price ratio remained at 100% throughout all three periods.

Distressed transactions are also a minimal component of this market. Only 2 of the 669 closed sales during the preceding 12 months were identified as foreclosures or short sales, representing approximately 0.30% of closed transactions.

Considering the increase in settled sales and absorption, relatively consistent sale prices, 34-day median marketing period, rising list prices, and the simultaneous expansion of available inventory and housing supply, I would characterize the Wellington detached No HOPA (No 55+) market as stable with mixed, but primarily increasing, indicators.

For buyers, Wellington remains a market where being prepared to act matters. Homes have been selling in a median of approximately 34 days, and the absorption data show that buyers continue to actively purchase available properties.

That does not mean a buyer should rush into an offer without understanding the numbers.

That additional analysis can help us decide where the property fits within the market and how we want to approach the negotiation.

For sellers, pricing remains critical.

The Wellington data show that detached homes are selling in a median of approximately 34 days, while housing supply is currently around four months. That tells me buyers are purchasing homes, but they also have more inventory from which to choose.

A property positioned appropriately against its competition can attract attention early in the listing period. A property that enters the market at a price unsupported by competing sales may remain exposed while newer listings continue to enter the market.

Repeated price reductions can also change the conversation. Instead of concentrating on the property itself, buyers may begin asking why it has remained available, why the price keeps changing, or whether there is something they are missing.

I would rather put a seller on the offensive from the beginning: analyze the comparable sales, understand the competing listings, establish a supported pricing range, and position the property appropriately when it enters the market.

What This Means for Wellington Buyers and Sellers

Wellington's detached No HOPA market is producing sales, homes are moving within relatively short marketing periods, and asking prices have increased. At the same time, buyers now have more available inventory, with active listings and months of housing supply increasing during the latest period.

For buyers, that means act when the right property appears, but understand the comparable sales before making the offer.

For sellers, it means the initial pricing decision matters. The objective is not to spend months chasing the market through price changes. It is to understand where the property fits from the beginning and enter the market with a strategy supported by current data.
