West Palm Beach Condominium Market Overview

The West Palm Beach condominium market remained generally stable as of July 2026. Active inventory increased during the most recent three-month period, resulting in additional housing supply. Buyer demand remained relatively consistent, while median sale prices remained generally stable and marketing times continued to remain below 90 days.

Current market statistics indicate 819 active condominium listings, compared with 592 during the prior four-to-six-month period and 524 during the earlier seven-to-twelve-month period. Months of housing supply increased from 5.87 months during the earlier reporting period to 5.55 months and 8.08 months during the most recent three-month period, reflecting additional inventory available to buyers.

Buyer demand remained relatively stable throughout the reporting periods. The absorption rate measured approximately 89.33 sales per month during the prior seven-to-twelve-month period, 106.67 sales per month during the prior four-to-six-month period, and 101.33 sales per month during the most recent three-month period. Although inventory increased, buyer activity continued to support an active market.

Median condominium sale prices remained generally stable over the past year. The median sale price measured $190,000 during the prior seven-to-twelve-month period, $196,000 during the prior four-to-six-month period, and $215,540 during the most recent three-month period. Median marketing time remained below 90 days, measuring 87 days, 77 days, and 78 days during the reporting periods. Properties continued to sell at approximately 100% of their reported list prices, while foreclosure and short-sale activity remained minimal and was not a significant factor in the market.

Overall exposure and marketing periods for condominiums in West Palm Beach are generally estimated at three to six months, depending on unit condition, location, amenities, association fees, building characteristics, pricing, and overall market competition.

What This Means for Buyers

Buyers currently have a larger selection of condominium units than they did several months ago due to the increase in available inventory. This provides additional opportunities to compare communities, amenities, monthly association fees, unit condition, and recent comparable sales before making a purchase decision.

Although inventory has increased, appropriately priced condominiums that are well maintained and updated continue to attract buyer interest.

The West Palm Beach condominium market remains generally stable, although sellers now compete with a greater number of available listings.

Condominiums that are accurately priced, professionally presented, and properly maintained generally receive the strongest buyer interest. Sellers should carefully review recent comparable sales together with competing active listings when establishing an asking price.
