West Palm Beach Detached Home Market Overview
The West Palm Beach detached home market remained generally stable as of July 2026. Active inventory increased during the most recent three-month period, resulting in a modest increase in housing supply. At the same time, buyer demand continued at a healthy pace, while median sale prices remained generally stable and marketing times continued to improve.
Current market statistics indicate 516 active detached home listings, compared with 449 during the prior four-to-six-month period and 430 during the earlier seven-to-twelve-month period. Months of housing supply measured approximately 3.36 months, compared with 3.26 months during the prior reporting period and 3.83 months during the earlier reporting period, reflecting a market that continues to favor balanced conditions despite the increase in available inventory.
Buyer demand remained consistent throughout the reporting periods. The absorption rate increased from approximately 112.17 sales per month during the earlier reporting period to 137.67 and 153.67 sales per month during the most recent three-month period, indicating continued buyer activity despite additional listings entering the market.
Median detached home sale prices remained generally stable over the past year. The median sale price measured $549,900 during the prior seven-to-twelve-month period, $565,000 during the prior four-to-six-month period, and $599,000 during the most recent three-month period. Median marketing time improved from 49 days to 44 days and then to 43 days, while homes continued to sell at approximately 100% of their reported list prices. Foreclosure and short-sale activity remained minimal and was not a significant factor in the market.
Overall exposure and marketing periods for detached homes in West Palm Beach are generally estimated at three to six months, depending on property condition, updates, location, lot characteristics, pricing, and overall market competition.
