Palm City Real Estate Market Update
Palm City continues to be one of Martin County's most desirable residential communities, offering a diverse mix of waterfront homes, golf course communities, acreage properties, gated neighborhoods, and traditional single-family residences. Its convenient location, quality schools, and access to both I-95 and Florida's Turnpike continue to make it attractive to both local and relocating buyers.
As a Florida State-Certified Residential Real Estate Appraiser, RD8755, with APPRAIS, and a licensed real estate sales associate with Fulton Grace Realty, I closely monitor residential market activity throughout Palm City from both a valuation and real estate sales perspective.
Current Market Activity
MLS data over the past twelve months indicates that inventory has gradually increased while buyer demand has remained steady. Median sale prices have also moved higher during the most recent reporting period.
The market was analyzed in three reporting periods:

During the most recent three-month period, Palm City recorded 238 closed sales, while active inventory increased to 322 listings. Months of housing supply increased to approximately 4.1 months, giving buyers a broader selection of available properties. At the same time, the median sale price increased to $687,500, while the median marketing time improved from 71 days to 52 days.
What This Means for Sellers
The increase in available inventory gives buyers more homes to compare than earlier in the year. Sellers should pay close attention to pricing, presentation, and overall property condition when entering the market.
Well-maintained homes that are competitively priced continue to attract buyer interest despite the increase in available inventory.

Palm City offers buyers a wide variety of housing options, including waterfront properties, golf communities, gated neighborhoods, equestrian properties, and family-oriented developments.
The increase in available inventory provides buyers with additional opportunities to compare neighborhoods, amenities, home condition, and pricing before making a purchasing decision.

Distressed Sales Continue to Have Minimal Impact
Distressed properties continue to represent only a very small portion of the Palm City market. During the past twelve months, no closed sales were reported as foreclosures or short sales. As of July 22, 2026, only one active listing was identified as a distressed property, representing less than one percent of available inventory.
Every Neighborhood Is Different
Palm City is not one uniform market. Waterfront communities, golf course developments, acreage properties, gated neighborhoods, and traditional subdivisions often perform differently from one another.
For that reason, buyers and sellers should consider neighborhood-specific market activity rather than relying solely on overall community averages.
