Sewall’s Point Real Estate Market Update — July 2026
Sewall’s Point is a distinctive residential market where location, waterfront exposure, lot characteristics, condition, architecture, and view can create substantial differences in value from one property to another. Because of that variation, broad statistics provide useful context, but each property still requires an individual analysis.
As a Florida State-Certified Residential Real Estate Appraiser, RD8755, with APPRAIS, and a licensed real estate sales associate with Fulton Grace Realty, I review the market from both a valuation and real estate sales perspective.
What Happened During the Past Year?
MLS data for Sewall’s Point indicates that sales activity slowed during the most recent three-month period while the number of properties available for sale increased.

The most recent period reflected four closed sales, compared with 12 and 17 sales during the earlier reporting periods. At the same time, active inventory increased to 12 listings, resulting in approximately nine months of housing supply.
Are Sewall’s Point Prices Increasing?
The median sale price increased to approximately $1,999,500 during the most recent three-month period. However, Sewall’s Point is a relatively small and diverse market, and median prices can change considerably depending on the particular properties that sold during each period.
A period containing several waterfront or extensively renovated homes may produce a much different median than a period dominated by interior or dated properties. Therefore, the increase in the median sale price should not be interpreted to mean that every property in Sewall’s Point increased by the same percentage.
The three-year data also illustrates considerable month-to-month fluctuation, which is typical for a community containing properties across a broad range of prices and locations.
What This Means for Sewall’s Point Sellers
Sellers currently face more competition than they did during portions of the prior year. With inventory increasing and sales activity slowing, buyers have more properties to compare before making a decision.
This does not mean that a seller cannot achieve a favorable result. It means that pricing, property presentation, marketing, and an accurate understanding of competing listings have become increasingly important.
The most recent sales had a median marketing time of 67 days, and the reported median sale-to-list-price ratio remained at 100%. However, individual results can vary based on whether the original asking price was realistic, whether a property was reduced before going under contract, and how closely it competed with other available homes.
For sellers, the most important question is not simply, “What did another home sell for?” The more useful question is:
How does that property compare with mine in location, waterfront utility, view, lot size, condition, design, and overall marketability?
What This Means for Sewall’s Point Buyers
Buyers presently have a wider selection of properties than they had during several earlier periods. Increased inventory may provide additional time to compare homes, review property condition, analyze recent sales, and evaluate whether an asking price is supported by the market.
However, Sewall’s Point properties are not interchangeable. A buyer should consider more than overall square footage or a simple price-per-square-foot calculation.
Important value considerations may include:
- Direct waterfront versus interior location
- Width and usability of waterfront frontage
- Water depth, dockage, and boating access
- River, Intracoastal, canal, or limited-water views
- Lot elevation, topography, privacy, and exposure
- Renovation level and remaining deferred maintenance
- Architectural design, quality, age, and functional utility
A lower price per square foot does not necessarily mean that one property represents a better purchase. Likewise, a higher price per square foot may be justified by superior land, water frontage, view, condition, or design.
Distressed Sales Are Not Affecting the Market
The Martin County Realtors of the Treasure Coast MLS reported no foreclosure or short-sale activity in Sewall’s Point between July 22, 2025, and July 22, 2026. Current market activity is therefore being driven primarily by traditional buyers and sellers rather than distressed transactions.
An Appraiser’s Perspective
Sewall’s Point is not a market that should be evaluated through broad averages alone. The limited number of transactions and substantial differences among properties can cause median prices and other statistics to move significantly from one period to another.
An informed pricing or purchasing decision requires a closer review of the individual sales, including their location, site characteristics, waterfront utility, condition, quality, updates, and market exposure.
That detailed comparison is particularly important when evaluating upper-priced and waterfront properties.
