Stuart Real Estate Market Update
Stuart remains one of the Treasure Coast's most active residential markets, offering everything from waterfront estates and downtown historic homes to condominiums, golf communities, and family neighborhoods. Because of its size and variety, market conditions can vary considerably depending on location, price range, waterfront influence, and property characteristics.
As a Florida State-Certified Residential Real Estate Appraiser, RD8755, with APPRAIS, and a licensed real estate sales associate with Fulton Grace Realty, I closely monitor residential market activity throughout Stuart from both a valuation and real estate sales perspective.
Current Market Activity
MLS data over the past twelve months indicates a market that has remained relatively balanced. While inventory has fluctuated, pricing has remained generally stable and marketing times have continued to improve.
The market was analyzed in three reporting periods:

During the most recent three-month period, Stuart recorded 485 closed sales, while active inventory increased slightly to 648 listings. Months of housing supply remained near 4.0 months, indicating a relatively balanced market. The median sale price increased modestly to $420,000, while the median marketing time improved from 78 days to 64 days, reflecting continued buyer activity for well-priced homes.
What This Means for Sellers
The Stuart market continues to reward homes that are properly priced, well-presented, and in competitive condition. Buyers generally have more choices today than they did a year ago, making pricing strategy and property presentation increasingly important.
Rather than focusing only on what another property sold for, sellers should compare homes based on neighborhood, waterfront influence, lot size, updates, condition, and overall utility.

Distressed Sales Continue to Have Minimal Impact
Distressed properties continue to represent only a very small portion of the Stuart market. During the past twelve months, foreclosure and short sale activity remained minimal, with only a small percentage of sales or active listings identified as distressed properties. Overall, distressed sales continue to have little influence on general market conditions.
Every Neighborhood Is Different
Stuart should not be viewed as one uniform market. Downtown Stuart, waterfront communities, golf developments, condominiums, and traditional residential neighborhoods frequently perform differently based on location, buyer demand, and available inventory.
For that reason, neighborhood-specific market analysis is often more meaningful than relying solely on community-wide averages.
