Jensen Beach continues to be one of Martin County's most desirable coastal communities, offering a mix of waterfront homes, riverfront condominiums, golf communities, established neighborhoods, and easy access to the beaches. Its location along the Treasure Coast continues to attract both year-round residents and seasonal buyers.

As a Florida State-Certified Residential Real Estate Appraiser, RD8755, with APPRAIS, and a licensed real estate sales associate with Fulton Grace Realty, I closely monitor residential market activity throughout Jensen Beach from both a valuation and real estate sales perspective.


Current Market Activity

MLS data over the past twelve months indicates that buyer demand has remained steady while available inventory has gradually increased. Median sale prices have strengthened during the most recent reporting period, although housing supply has remained relatively balanced.

The market was analyzed in three reporting periods:

The median sale price increased to $452,500, while median marketing time improved from 97 days to 61 days, reflecting continued buyer activity for well-priced homes.

While buyers have slightly more homes to choose from than they did earlier in the year, well-maintained and competitively priced properties continue to generate strong interest.

During the past twelve months, only 1 of 783 closed sales involved a foreclosure or short sale, while only 1 of 300 active listings was identified as distressed as of July 22, 2026. These properties continue to have little influence on overall market conditions.


Every Neighborhood Is Different

Jensen Beach should not be viewed as one uniform market. Waterfront communities, beach-area properties, golf developments, condominiums, and traditional residential neighborhoods often experience different levels of buyer demand and pricing.

Stuart remains one of the Treasure Coast's most active residential markets, offering everything from waterfront estates and downtown historic homes to condominiums, golf communities, and family neighborhoods. Because of its size and variety, market conditions can vary considerably depending on location, price range, waterfront influence, and property characteristics.

As a Florida State-Certified Residential Real Estate Appraiser, RD8755, with APPRAIS, and a licensed real estate sales associate with Fulton Grace Realty, I closely monitor residential market activity throughout Stuart from both a valuation and real estate sales perspective.


Current Market Activity

MLS data over the past twelve months indicates a market that has remained relatively balanced. While inventory has fluctuated, pricing has remained generally stable and marketing times have continued to improve.

The market was analyzed in three reporting periods:

During the most recent three-month period, Stuart recorded 485 closed sales, while active inventory increased slightly to 648 listings. Months of housing supply remained near 4.0 months, indicating a relatively balanced market. The median sale price increased modestly to $420,000, while the median marketing time improved from 78 days to 64 days, reflecting continued buyer activity for well-priced homes.


What This Means for Sellers

The Stuart market continues to reward homes that are properly priced, well-presented, and in competitive condition. Buyers generally have more choices today than they did a year ago, making pricing strategy and property presentation increasingly important.

Rather than focusing only on what another property sold for, sellers should compare homes based on neighborhood, waterfront influence, lot size, updates, condition, and overall utility.

Overall, distressed sales continue to have little influence on general market conditions.

MLS data over the past twelve months indicates that inventory has gradually increased while buyer demand has remained steady. Median sale prices have also moved higher during the most recent reporting period.

The market was analyzed in three reporting periods:

Months of housing supply increased to approximately 4.1 months, giving buyers a broader selection of available properties. At the same time, the median sale price increased to $687,500, while the median marketing time improved from 71 days to 52 days.

What This Means for Sellers

The increase in available inventory gives buyers more homes to compare than earlier in the year. Sellers should pay close attention to pricing, presentation, and overall property condition when entering the market.

Well-maintained homes that are competitively priced continue to attract buyer interest despite the increase in available inventory.

Tequesta continues to be one of northern Palm Beach County's most sought-after residential communities. Its location along the Intracoastal Waterway, proximity to Jupiter Inlet, established neighborhoods, and limited land available for new development continue to attract buyers seeking both primary and seasonal residences.

As a Florida State-Certified Residential Real Estate Appraiser, RD8755, with APPRAIS, and a licensed real estate sales associate with Fulton Grace Realty, I closely monitor residential market activity throughout Tequesta from both a valuation and real estate sales perspective.

Current Market Activity

MLS data over the past twelve months indicates that inventory has gradually increased while buyer demand has remained steady. Median sale prices have also increased during the most recent reporting period, although available inventory has expanded modestly.

The market was analyzed in three reporting periods:

Although available inventory increased from 44 to 58 active listings, the market continues to reflect approximately three months of housing supply, indicating balanced conditions with continued buyer activity. Median sale prices increased to approximately $804,900, while median marketing time improved from 78 days to 58 days during the most recent three-month period.

What This Means for Sellers

Well-maintained homes that are competitively priced continue to receive strong buyer attention. While buyers have slightly more choices than they did earlier in the year, desirable properties in established neighborhoods continue to sell within reasonable marketing periods.

Pricing accurately from the beginning remains one of the most important factors influencing a successful sale.

What This Means for Buyers

Inventory has improved modestly, giving buyers additional opportunities to compare homes before making purchasing decisions.

Because Tequesta offers a diverse selection of condominiums, townhomes, waterfront residences, golf course communities, and traditional single-family neighborhoods, buyers should carefully compare each property's location, condition, amenities, and recent comparable sales.

Distressed Sales Remain Minimal

According to the Martin County REALTORS® of the Treasure Coast MLS, no foreclosures or short sales were reported within the Tequesta market during the past twelve months. Distressed properties are not influencing current market conditions.

Tequesta is a relatively small community, but market conditions can still vary considerably depending on neighborhood, waterfront location, golf course proximity, property size, updates, and overall condition.

Jupiter remains one of Palm Beach County's most active and desirable residential communities, offering everything from waterfront estates and golf course homes to traditional neighborhoods, condominiums, and Jupiter Farms. Because of its size and variety, market conditions can differ considerably depending on location, price range, property type, and condition.

As a Florida State-Certified Residential Real Estate Appraiser, RD8755, with APPRAIS, and a licensed real estate sales associate with Fulton Grace Realty, I closely monitor residential activity throughout Jupiter from both a valuation and real estate sales perspective.

Jupiter Market Activity

MLS data over the past 12 months indicates that buyer activity has remained steady while both sale prices and available inventory have increased.

The market was analyzed in three reporting periods:

During the most recent three-month period, Jupiter recorded 525 closed sales, while active inventory increased to 555 listings. Despite the increase in inventory, the housing supply has remained near three months, indicating continued buyer demand. Median marketing time also declined from 53 days to 42 days, suggesting that well-priced properties continue to attract buyers.

Home Prices Continue to Increase

The median sale price increased from $675,000 during the prior 7–12 month period to $799,000 during the most recent three months. Median list prices also increased during the same period.

Jupiter includes a wide variety of neighborhoods and housing styles. Because of that diversity, changes in median prices reflect overall market activity but should not be interpreted as the exact change in value for every individual property.

What This Means for Sellers

The increase in available inventory gives buyers more choices than they had earlier in the year. Sellers should focus on competitive pricing, presentation, and understanding how their property compares with others currently on the market.

Well-prepared and appropriately priced homes continue to generate buyer interest, particularly in neighborhoods where inventory remains limited.

What This Means for Buyers

Buyers currently have a broader selection of homes than they did several months ago, providing additional opportunities to compare neighborhoods, layouts, condition, and overall pricing before making a decision.

Foreclosures and short sales remain uncommon within the Jupiter market. During the past twelve months, only one closed sale out of 1,850 transactions was reported as a foreclosure or short sale. As of July 22, 2026, only two of the 555 active listings were identified as distressed properties. These transactions are not significantly influencing current market conditions.

Jupiter Is Not One Market

One of the most important things buyers and sellers should understand is that Jupiter is made up of many different neighborhoods, each with its own pricing, inventory, and buyer demand.

Communities such as Admirals Cove, Jonathan's Landing, Jupiter Farms, Abacoa, and various waterfront neighborhoods often perform differently from one another. Reviewing comparable sales within the appropriate neighborhood is far more meaningful than relying on broad county or city averages.

Sewall’s Point Real Estate Market Update — July 2026

Sewall’s Point is a distinctive residential market where location, waterfront exposure, lot characteristics, condition, architecture, and view can create substantial differences in value from one property to another. Because of that variation, broad statistics provide useful context, but each property still requires an individual analysis.

As a Florida State-Certified Residential Real Estate Appraiser, RD8755, with APPRAIS, and a licensed real estate sales associate with Fulton Grace Realty, I review the market from both a valuation and real estate sales perspective.

What Happened During the Past Year?

MLS data for Sewall’s Point indicates that sales activity slowed during the most recent three-month period while the number of properties available for sale increased.

The data was divided into three reporting periods:

The most recent period reflected four closed sales, compared with 12 and 17 sales during the earlier reporting periods. At the same time, active inventory increased to 12 listings, resulting in approximately nine months of housing supply.

Are Sewall’s Point Prices Increasing?

The median sale price increased to approximately $1,999,500 during the most recent three-month period. However, Sewall’s Point is a relatively small and diverse market, and median prices can change considerably depending on the particular properties that sold during each period.

A period containing several waterfront or extensively renovated homes may produce a much different median than a period dominated by interior or dated properties. Therefore, the increase in the median sale price should not be interpreted to mean that every property in Sewall’s Point increased by the same percentage.

The three-year data also illustrates considerable month-to-month fluctuation, which is typical for a community containing properties across a broad range of prices and locations.

What This Means for Sewall’s Point Sellers

Sellers currently face more competition than they did during portions of the prior year. With inventory increasing and sales activity slowing, buyers have more properties to compare before making a decision.

This does not mean that a seller cannot achieve a favorable result. It means that pricing, property presentation, marketing, and an accurate understanding of competing listings have become increasingly important.

The most recent sales had a median marketing time of 67 days, and the reported median sale-to-list-price ratio remained at 100%. However, individual results can vary based on whether the original asking price was realistic, whether a property was reduced before going under contract, and how closely it competed with other available homes.

For sellers, the most important question is not simply, “What did another home sell for?” The more useful question is:

How does that property compare with mine in location, waterfront utility, view, lot size, condition, design, and overall marketability?

What This Means for Sewall’s Point Buyers

Buyers presently have a wider selection of properties than they had during several earlier periods. Increased inventory may provide additional time to compare homes, review property condition, analyze recent sales, and evaluate whether an asking price is supported by the market.

However, Sewall’s Point properties are not interchangeable. A buyer should consider more than overall square footage or a simple price-per-square-foot calculation.

Important value considerations may include:

  • Direct waterfront versus interior location
  • Width and usability of waterfront frontage
  • Water depth, dockage, and boating access
  • River, Intracoastal, canal, or limited-water views
  • Lot elevation, topography, privacy, and exposure
  • Renovation level and remaining deferred maintenance
  • Architectural design, quality, age, and functional utility

A lower price per square foot does not necessarily mean that one property represents a better purchase. Likewise, a higher price per square foot may be justified by superior land, water frontage, view, condition, or design.

Distressed Sales Are Not Affecting the Market

The Martin County Realtors of the Treasure Coast MLS reported no foreclosure or short-sale activity in Sewall’s Point between July 22, 2025, and July 22, 2026. Current market activity is therefore being driven primarily by traditional buyers and sellers rather than distressed transactions.

An Appraiser’s Perspective

Sewall’s Point is not a market that should be evaluated through broad averages alone. The limited number of transactions and substantial differences among properties can cause median prices and other statistics to move significantly from one period to another.

An informed pricing or purchasing decision requires a closer review of the individual sales, including their location, site characteristics, waterfront utility, condition, quality, updates, and market exposure.

That detailed comparison is particularly important when evaluating upper-priced and waterfront properties.
